Minimum stay

Related to the chosen day of arrival and the time frame between booking and arrival a minimum stay could be required. If there is no minimum stay it could be possible that the price per night goes down if you select a longer stay.

Rate and deposit

We kindly ask you for an immediately payment in full to confirm your reservation. A balance (e.g. for extras) should be paid before arrival. The final price is including towels, bedlines, cleaning after departure and City Tax. All prices are including VAT. The City tax is shown separately.

Payments

For your deposit we do accept payment by credit card (VISA, Mastercard, Amex) PayPal and bank transfer. Directly after booking and in case only you have made payment the studio is reserved for you for the chosen period. Directly after the booking procedure you will receive an automatically e-mail.

Cancellation

In the event of cancellation and no-show the down payment cannot be refunded by R&Co Berlin in general.

When you upgrade your booking to a refundable booking, you are entering into a contract with an external provider. R&Co Berlin is only the intermediary. R&Co Berlin does not refund payments. Questions and claims for reimbursement should only be asked to the provider and not to R&Co Berlin. An upgrade to a refundable booking is only possible with an immediate deposit and only on arrival the following day or later. The upgrade fee is non-refundable. Your booking can only be upgraded during the booking process. A subsequent upgrade is not possible.

We reserve the right to refuse a booking. Obviously, you will be informed as soon as possible and will refund the full deposit. Bookings without a full deposit are generally not binding for us.

Change of reservation

Any changes of reservation might be subject to a surcharge. This surcharge depends on the chosen rate and the time frame in between the day of changing and day of arrival. Change of reservation is not possible 7 days or later before arrival. By chosen the rate Super Deal change of reservation is generally not possible.

Bookings that have been upgraded to a refundable booking are bound by the date. In the event of a rebooking, the reimbursement protection expires.

Change of guest name

Bookings are personal binding and could not be transferred to third-parties by chosen the rate Super Deal. By chosen the rate Flex name of guest could be changed for € 40,- surcharge. Changing of name in combination with changing the booking period is generally not possible.

Bookings that have been upgraded to a refundable booking are bound by name. If the name is changed, the protection against reimbursement expires.

No-Show

In case you didn’t arrive until 11pm and you didn’t inform us about a delay your booking will be cancelled.

Studio address

The studios are very near to our R&Co Berlin store and therefore only footsteps away from the main Berlin fetish bars.

Check-in

On the day or arrival you can check-in easily via our store during the opening times of the store. Please inform yourself about the current opening times on our website. Your luggage could be stored from noon. We will guide you from our store to the studios. Please inform us at least one day in advance about your final arrival time. Prior arrangement is essential, especially for arrivals outside of shop opening hours. The same if you want to check-in before the shop opens or after the shop will be closed. Your wish to check in outside the opening times of our shop is not binding for us if we haven’t confirmed it by written mail. A service charge will be applied for check-in when the shop is closed, because we provide extra stuff. Please notice that it's your responsibility to inform us in time about your check-in time and about any delay. Otherwise we could not guarantee your check-in. Check-in after 9pm is not possible except flight delay and only in case you booked a flight with a scheduled landing before 7pm at BER. There is no claim to check-in after 9pm. During the week before Easter and FOLSOM we can not offer check-in after 8pm. Check-in before 3pm depends on availability.

Upon arrival we take a credit card reservation of EUR 500 as a guarantee against the valuable goods that are in the studio. We advise not using a debit card. If you are booking for the first time and only for one night, we unfortunately have to reserve EUR 700. Alternatively you can leave a deposit of 500 euro (EUR 700) in cash. The amount serves as security in the unlikely event of theft, loss, damage to the facility or extra cleaning. In case of using the deposit you will always be notified. The cash deposit will be given back after checking the apartment which will be done after your departure. The cash deposit could be transferred to you bank account earliest 5 days after departure. Any bank charges will be carried by you. Please notice that a check-in and hand out the keys is only possible by giving us one of these guarantees. We do not hand out keys to third parties.

Bookings with fake addresses or PO boxes cannot be accepted. Upon arrival we check that the address provided is correct. Therefore, please have an identification document with your home address ready. We reserve the right to refuse check-in without proof of residential address or to take a double amount for deposit. We respect your wish for anonymity. However, if you deliberately entered incorrect address details to conceal your identity, a changing fee of 25% of the total price will be charged upon check-in.

If your check-in fails (e.g. because your credit card reservation is rejected and you cannot deposit cash) and you therefore have to check in later again, the same rules and prices apply as the first attempt. (e.g. 2nd check-in attempt after the store closing = late check-in). If your check-in generally fails, you are not entitled to a refund of your down payment.

Check-out

On the day of departure check-out time is noon. An extension is only possible if the studio is available and agreed by us in advance. The announcement of a desired late check-out is only binding for us if we have confirmed the request in writing. Any changes to the earlier mentioned check-in/check-out times will be subject to a service charge as mentioned on the price-list. An extension of the stay without written approval leads to additional costs, especially if the next guest cannot check in on time.

Cleaning

The cleaning of the apartment is limited to 3 hours and must be finished by 3 pm. In the case of heavy soiling (incl. towels and bed linen etc.) or longer cleaning, extra fees apply according to our price list. Additional fees apply if the cleaning is so time-consuming that the next guest cannot check-in in time. If you book 2 extra cleaning hours, you must check out latest at 10 am. This means that cleaning starts earlier to enable that new guests can check in from 3 pm.

To provide all guests a comfortable stay we do have house rules (e.g. no scat, no cigars). If you have any questions what’s allowed and what’s not please be so kind to contact us before booking. We gladly will send you our house rules and the price list for extra services in advance.

Our apartments are equipped with many toys. The pictures on our website are non-binding, cause the equipment can change. The non-availability of individual equipment features or extras (e.g. toy boxes) does not entitle you to cancel the booking or to reduce the daily rate.

By booking you agree to our conditions incl. cancellation policy, check-in policy, house rules and the extra costs.

We strongly recommend a travel-and cancellation insurance.
